SWE Homes Rental Terms & Conditions
- No application fee.
- Rental term is a minimum of 3 years. We value long term relationships with our customers.
- All leases require a security deposit equal to the amount of the monthly rent.
- For customers with good credit (599 FICO or better), we will require first month's rent and security deposit in certified funds upon signing the lease.
- For customers with poor credit (598 FICO or less), we will require first months' rent and double security deposit in certified funds upon signing the lease. (subject to additional qualifications)
- In single family homes, all utilities are paid by the tenant..
- Applicants must show proof that their income is at least 3 times the monthly rent to qualify.
- Pets are accepted on a case-by-case basis. An additional deposit of $500 (non-refundable) per pet is required, and tenants MUST provide proof of renter’s insurance that includes liability or coverage of bodily injury. An additional $25 rent fee per pet will be applicable.
- Appliances are generally not included. If there are appliances present in home, landlord assumes no responsibility over them.
- The majority of our rentals are also available for sale with NO CREDIT NEEDED, owner financing and easy qualifications.
For example:
For an applicant with a 620 credit score, a home with a $700
monthly payment would require $1,400* due at lease signing, and would have to have $2,100 monthly income to qualify.
For an applicant with a 580 credit score, a home with a $700 monthly payment would require $2,100* due at lease signing, and would have to have $2,100 monthly income to qualify.
*Subject to lease date.
